Booking & Availability
Yes. If a property shows as available, you’re welcome to book it — even for the same week. Full payment will be due at the time of booking for reservations made within 60 days of arrival. We recommend booking as early as possible during summer and holiday weekends, as our Stinson Beach homes fill up quickly.
You can check availability and book directly on our booking website — each property page has a live availability calendar. Yes — the primary renter must be 25 years of age or older and must be an occupant of the property for the duration of the stay.
We accept Visa, MasterCard, American Express, and personal or E-checks. A deposit of 20% of the total amount (including taxes, cleaning, and other charges) is due at the time of booking. The remaining balance is due 60 days before your arrival. If you book within 60 days of your stay, full payment is due at the time of booking. Check-In & Check-Out
Check-in time is 4pm unless otherwise arranged with our office. Please pick up the key at the Seadrift Realty office located at 2 Dipsea Road, Stinson Beach.
Check-in is at 4:00 PM and check-out is at 10:00 AM. A punctual departure is important — a minimum fee of $500 may be charged for unarranged late checkouts.
If you are checking in after office hours you will find your key and gate card packet located in the cabinet on the right side of our office.
Cancellations & Refunds
No — there are no refunds for late arrivals, early departures, allergies, or health and medical issues. We strongly recommend purchasing travel insurance at the time of booking to protect against unexpected circumstances.
While we always want your stay to be relaxing and enjoyable, please be aware that construction in close proximity to your rental home is a possibility between 8am – 4pm. Construction on neighboring private properties is outside our control, and we are unable to offer refunds or discounts if this occurs. Seadrift Security strictly enforces construction start and finish times.
We make every reasonable effort to keep all appliances and amenities in good working order and will do our best to arrange repairs promptly. However, due to our remote location, immediate assistance is not always possible. Inoperable amenities do not entitle guests to a refund or discount.
If you cancel more than 60 days before your arrival date, your initial deposit is fully refundable minus the booking fee or $150 (whichever is higher). If you cancel 60 days or less before arrival, we’ll make every effort to re-book the property. If we re-rent it at full price, you’ll receive a full refund minus the booking fee. If we re-rent at a discounted rate, your refund will be based on the new rate. If we’re unable to re-rent, the reservation is non-refundable. Please note the cancellation fee is taxable.
Pets
Most of our homes are strictly pet-free — and that includes cats, with no exceptions. A small number of properties do allow dogs, and this will be clearly noted on the listing. Dog-friendly bookings must be arranged in advance with a $200 pet fee per dog. Leash laws apply at all times. If a pet is found at a pet-free property (including visiting pets or animals kept outside), a $1,000 fine will be charged and eviction is possible. Please also be aware that even at pet-free homes, the property owner may bring their own pet — so a no-pets policy does not guarantee an allergen-free environment. If allergies are a concern, let us know at the time of booking.
Property & Amenities
Some properties include a pool or spa — this will be listed on the individual property page. We do our best to keep all equipment in working order, but cannot guarantee function in all circumstances. Use of pools and spas is at guests’ own risk. Please rinse off before entering, and never leave children unattended.
Many of our homes have fireplaces, and most owners provide firewood. Kindling is not provided — feel free to bring your own. Please note that “Spare the Air” days occasionally prohibit burning wood indoors; we’ll let you know if this applies during your stay.
Most of our properties include high-speed internet access. Due to our coastal location, signal quality and provider response times can vary. If a property is listed as having Wi-Fi, our staff will assist with connection issues to the best of their ability, but refunds are not given for internet service dissatisfaction.
All of our Stinson Beach homes are fully furnished and include: a fully equipped kitchen (cookware, dishes, small appliances), bedding, pillows, and bath towels, and a TV. We also provide starter supplies including 2 rolls of paper towels, 3 rolls of toilet paper per bathroom, dish/dishwasher/laundry detergents, shampoo, conditioner, shower gel, and hand soap. We have a take-some/leave-some policy for pantry staples like spices, cooking oil, and condiments. Once starter supplies run out, guests are responsible for restocking.
Beach & Location
No — fires on the beach and dunes are strictly prohibited and will result in a $500 fine. Dune grass is highly flammable and poses a serious fire hazard.
For guests staying in Seadrift or Dipsea lagoon homes, beach access is via the Van Praag walkway near our office, or at the end of the spit near the tennis courts. Lagoon home guests do not have beach access through or between oceanfront homes — please use the designated access points.
All Seadrift Realty properties are located in Stinson Beach, California — a stunning coastal community in Marin County, about an hour north of San Francisco. Our portfolio includes both oceanfront homes and lagoon-side homes within the private Seadrift community.
House Rules & Community
The maximum occupancy for each home is listed on the property page. Overnight guests may not exceed that limit. During the day, you may have up to twice the posted occupancy as daytime visitors. There is no sub-letting of any kind — violations result in immediate eviction with no refund.
Smoking of any substance is not allowed in or around any of our rental homes. A $500 fine will be charged for violations.
Yes. You’ll receive a gate card along with your rental key. Each car requires its own gate card for entry — please do not attempt to follow another vehicle through the gate, as it closes after each one. A security officer is stationed at the gate during the day. The speed limit inside Seadrift is 20 MPH. Parking is in the driveway or designated area of your rental only.
Quiet hours are 10:00 PM to 8:00 AM. Seadrift is a peaceful family community and we ask all guests to be mindful of neighbors — especially since sound carries across the water. A noise complaint will result in a warning from Seadrift Security; a second complaint may result in a $500 fine and eviction without refund.
Damage & Security
Instead of a traditional security deposit, a non-refundable Damage Protection Fee is included in your booking charges. This fee covers accidental damage to the interior of the rental up to $1,500. Any damages above $1,500, or damage caused by intentional acts, negligence, or violations of the rental agreement, will be charged directly to the credit card on file.
Please report any accidental damage to our office as soon as it happens — not at check-out. Don’t contact a repair person yourself; all repairs and replacements must be authorized by Seadrift Realty or the property owner in advance.
